Polyurethane for Leaking Concrete Foundation Wall Crack Repair

NextStar 102 is the standard hydrophobic polyurethane for stopping water through non-structural poured concrete wall cracks from 1/32" to 3/16". It expands up to 20× into a flexible closed-cell foam that seals the crack and the void behind it, and stays flexible through freeze/thaw movement.

On contact with water, NextStar 102 reacts and expands up to 20 times its volume, forming a flexible closed-cell foam that will not let water pass. It bonds tenaciously to almost any substrate, wet or dry, and is the standard product for non-structural poured wall crack repair where more than 20% movement (expansion and contraction) is anticipated, or where epoxy is not required.

Why installers choose 102: it requires contact with moisture to react, so it will not foam inside the static mixer or cartridge the way some polyurethanes do. That gives a longer, more controllable working time during injection — and far less wasted material.

Where NextStar 102 Is Used

102 repairs leaking, non-structural cracks in poured concrete walls and ceilings, including basement foundation cracks. It is also used to seal voids between wall and floor, wall and ceiling, expansion joints, cold joints, honeycombed concrete, and pipe intrusions. It is the standard choice for poured basement wall crack repair in the 1/32"–3/16" range.

102 vs 103 — which to choose: use NextStar 102 for typical non-structural cracks from 1/32" to 3/16". For cracks wider than 3/16" up to 1/2", or for filling larger voids, step up to NextStar 103. Both are 20×-expansion hydrophobic foams. For structural repairs, use an epoxy or NextStar 120 structural foam.

Built for Cold Climates — Why 102 Holds Through Freeze/Thaw

Most foundation crack repairs don't fail in deep cold — they fail in the swing. Across the northern US and Canada, spring and fall bring repeated freeze/thaw cycling, and clay-rich soils move with the seasons. A rigid repair has nowhere to go when the wall flexes, so the crack re-opens and leaks again. NextStar 102 cures to a flexible closed-cell foam that expands and contracts with the foundation, which is exactly why it's the standard choice where more than 20% movement is expected.

Tested for cold: NextStar 102 is rated for low-temperature aging at −20°F (ASTM D-2126), holding less than 4% shrinkage at both 1 day and 7 days. That tested stability is what keeps a repair sealed through a hard winter instead of pulling away from the crack face as temperatures drop.

Why Flexible Foam Beats Rigid Repair in Cold Regions

  • Freeze/thaw cycling reopens rigid repairs. Walls expand and contract every shoulder season; 102 moves with them and stays sealed.
  • Clay soils drive seasonal movement. Frost heave and moisture swing put more than 20% movement through many foundation cracks — 102's design window, not epoxy's.
  • Deep frost lines mean deep cracks. Where the frost line runs well below grade, cracks often extend the full height of the wall — 102 fills the crack and the void behind it in one injection.
  1. Get the concrete above 10°C (40°F) before injecting. Cure and flow both suffer in cold concrete. On an insulated basement, remove the section of insulation over the crack and let the wall come up to temperature — wait until the concrete itself is above 10°C (40°F), not just the room air, before you start.
  2. Warm the cartridge. In a cold shop or on a cold wall, viscosity climbs and the material is harder to push. Warming the dual cartridge in hot water lowers viscosity and improves flow into tight and hairline cracks.
  3. Mind the substrate moisture. 102 reacts with moisture to expand, so a damp or actively leaking winter crack is ideal — on a dry crack, inject a little water before injecting to kick off the reaction.
  4. Let it cure before backfill or finishing. Cooler temperatures slow cure; give the foam full cure time before pulling ports or closing the area back up, and re-insulate once the repair has set.
  1. Prepare the crack. Remove loose concrete, dust, and debris along the full length of the crack so the surface seal and ports bond cleanly.
  2. Set the ports. Place surface ports over the crack at intervals roughly equal to the wall thickness, starting at the bottom and working up.
  3. Seal the face. Apply surface seal paste over the crack between ports to cap it, leaving the port openings clear. Allow the seal to set.
  4. Load the tool. Insert the dual 600ml cartridge into the dual cartridge tool, attach the retaining nut, and fit the 1/4 x 24 static mixer.
  5. Inject from the bottom up. Inject at the lowest port until material appears at the next port up, then cap and move to that port. Repeat up the crack.
  6. Let it react and cure. The resin reacts with moisture in the crack and expands to fill the void. Allow it to fully cure before removing ports and trimming the surface seal if desired.
